Exciting Projects Are Coming to Steamboat

When looking at annual listings as far back as 1995, the Steamboat Springs MLS is continuing to show very low inventory available for purchase. After a rapid increase in supply from 2005-2011, the steady downward trend began, accelerating in 2020 to today’s near record low of 459.
Building real estate supply takes time, especially when it comes to larger scale multi-family projects (condominiums and town homes) that need to go through the vetting process of feasibility, planning, site acquisition, permitting, budgeting, funding, scheduling, construction and marketing. So, it’s no wonder that only now new projects are beginning to get approved or better yet, coming out of the ground.

The Amble
Developed by East West Partners (sister company of Slifer Smith & Frampton Real Estate), The Amble is a new, all-electric, sustainable condominium complex steps from Steamboat Square and the ski slopes. The 42 residences consist of one-, two-, three- and four-bedroom residences. Perched on “The Knoll” and next door to the Steamboat Grand, most living spaces have commanding views of the slopes, Flat Top Mountains, Emerald Mountain or Sleeping Giant. Amenities include an outdoor pool and spa, outdoor deck, game room, fitness center, owner storage, lockers and underground parking. Current prices range from $1.7m to $8.5m, or $1,612 to $2,800 per square foot, with 13 of the 42 units already under contract. The Stockman

Located at the former Thunderhead Lodge site, alongside Right-of-Way ski run and in the center of Ski Time Square, this project is planned to be a luxury, five-star hotel and residence. It will include 184 condos ranging in size from studio to 4-BRs and 41 hotel rooms. The project is anticipated to be managed by a hotel flag for short term rentals of all units. Onsite amenities will include a pool and hot tubs, a luxury spa, grand lobby, underground parking, slopeside restaurant and bar.
Crawford Square

Construction on this six-unit townhome project perched just above Ski Time Square started in the fall of 2023. All homes have 4-BRs+ and range in size from 3,606 sf to 5,041 sf. Common to each home is a two-car garage, Thermador appliances, gas fireplaces, air conditioning, private balconies with ski slope, base area and South Valley views. It's walking distance to the slopes. Prices range from $7.1m to $9.5m, or $1,885 to $1,969/sf. Completion is expected mid-2025.
The Astrid

The Astrid, on one of the largest undeveloped parcels left in the ski village, was originally approved as a 63- mixed unit, four phase project located next to Edgemont Condominiums. However, with a new City Council, the project had to make alterations that made the original design financially challenging, so the developer is now back to the drawing board with most of the project, although Phase 1 was spared. Construction may start inthe spring of 2025 with four ‘horizontal’ townhomes; three of which will be 4-BRs ranging from 2,812 to 3,235 sf, and one 6-BR unit at 3,627 sf. Sales prices will be starting at approximately $2,400/sf.
Basecamp Row

On the west end of town, Basecamp Row consists of 27, 3- and 4-BR townhomes. Key features include expansive roof-top decks and private kitchen decks, modern interior finishes, Kohler fixtures, Kitchen Aid appliances and quartz countertops. The first phase of seven will be completed in Spring 2025. Prices range from $1.389m to $1.525m and all are around $750/sf.
The Cottonwoods at Mid-Valley
Yampa Valley Housing Authority and its partner Lone Tree Trust are constructing 86 new deed-restricted condominiums (purchase standards must be met) with anticipated completion for the end of 2025. The property is in the Mid Valley Commercial Center and will feature 1-, 2-, and 3-BR units, each with a private balcony, covered parking and access to gear storage. The anticipated average sale price is $485,000.
There’s no doubt the construction industry will be busy over the next several years, posing the challenge of where the workforce will come from, and where they will be housed. The Brown Ranch project earmarked for affordable housing west of town, will most likely not be developed for years down the road. As far as housing for area workforce, the recent opening of Creek’s End is taking on some of the burden for YVMC employees, and The Cottonwoods will also help with general affordable housing needs throughout town.
New projects in the ski village will certainly set new standards in luxury and prices, warranted by their prime slopeside locations. This is reminiscent of when The Steamboat Grand Resort Hotel came to town at the turn of the century. Although a bit controversial at the time, it did improve the ownership and guest experience for lodging in Steamboat Springs. It is interesting to note that condominiums that sold since January 1, 2020, had a median year built of 1982. Clearly Steamboat Springs is ready to refresh inventory with new product to meet the ever-increasing demand, both in the luxury and affordable housing markets.
