ALPINE MOUNTAIN RANCH & CLUB HAS CLOSED ANOTHER SALE!
Site Work for the First Residence at the Ranch Already Underway
Steamboat Springs, CO – December 2, 2008 – Homesite #15 at Alpine Mountain Ranch has closed this past week and sold for $1,650,000. The property was purchased by an internal group of Alpine Mountain Ranch investors in order to build a 7,200 sf custom residence for the Ranch. Permits are in place for the construction start. The site is being prepared this fall before the snow flies, and it is planned to bid and award the building contract in the spring of 2009.
“In these times, it is wonderful to see our local owners come together in this new venture,” said Bill Reid, new Chief Operating Officer for Alpine Mountain Ranch. “Having a locally-designed feature home for sale on a spectacular homesite is a big investment and should set the tone for future homes in Alpine Mountain Ranch & Club.”
The new home will be the first residence and the fifth permanent structure completed at the Ranch since the beginning of 2008. Already complete are the Owners Lodge and pond, Horse Barn and pasture fence, Ranch Manager’s residence, and the Hermitage, a private little cabin in the woods. Major road and infrastructure improvements including completion of the road network, base and partial paving, as well as a community water system with state-of-the-art filtration and pumping plants and a new 75,000 gallon storage tank, were also realized this year.
The new single family residence is the vision and creation of local award-winning, sustainable design firm, KSA Architecture. The built-green home will boast a mountain contemporary style with a stunning two-level interior water feature. Reclaimed barn wood siding and stone and patina accents will be reflective of the original homesteads of the Yampa Valley. The orientation maximizes valley, meadow and ski mountain views.
“Alpine Mountain Ranch property is a fantastic place for someone to invest their funds because the interest from people wishing to come to Steamboat and the Yampa Valley remains high,” said Darlene Turner, Director of Sales. “More and more, people are researching this close-to-town, shared ranch option as a way to enjoy out-of-town living with all the conveniences and comforts of a community neighborhood.”
Brokers, Stay Tuned
The retail price of this new home will be communicated to area brokers soon and a during-construction price consideration for prospective new residents at the Ranch will be offered.
